Median Home Price Under $80K in 12 Sparse South Dakota Counties

As the current housing boom prices folks making South Dakota wages out of the housing market, KELO-TV grabs some clickbait to list counties where houses are still going for peanuts. Here are the ten counties with the lowest median home prices in South Dakota:

  1. Todd County: $26,900
  2. Mellette: $33,200
  3. Buffalo: $50,700
  4. Jackson: $54,300
  5. Ziebach: $59,700
  6. Corson: $60,500
  7. McPherson: $61,000
  8. Dewey: $66,600
  9. Campbell: $71,200
  10. Bennett: $78,600

Miner and Jones counties also offer median house prices under $80K. 23 South Dakota counties offer houses for a median price under $100K.

Three of those low-cost housing counties—Mellette, McPherson, and Jackson—are among the ten South Dakota counties with the lowest average weekly wages. But two of them—Dewey and Buffalo—are among the ten counties with the highest average weekly wages.

Todd and Mellette are the only counties in the above list with more than 5,000 people.So before you jump at a bargain house in Gann Valley, Cottonwood, or Dupree, you have to ask how many people are going to want to buy that house after you’re done with it.

    Gann Valley has lots of room. Perfect place for the next SD Capitol.

    That last comment of yours, Cory, is kinda the point of supply & demand. When I was working at USD, I met a lot of folks from small towns that saw people migrating to their community to buy $40k homes after selling their house in California for over a million. I don’t think they were terribly concerned with who got the house after they were done with it.

    Not only that, but there are a couple of those counties who don’t really cotton to new residents, unless they’re returning relatives of the ones already there.

    If you want to move to Highmore it will cost you 90 thousand.

    Let us not begrudge the new development going on in Cottonwood. Large new buildings, by Cottonwood standards, are going up, and while it may be in Jackson county it is but a good stone heave from the county of Pennington, a mecca of population and culture.
